[POOL CLEANING SCHEDULE]

• In order to keep the pool in great shape and to ensure your safety, the pool is cleaned twice a week: on Monday/Tuesday and Thursday/Friday

• This ensures the pool water's quality remains consistent

• Since the cleaning company services multiple properties, the service window is fairly broad during the day: anytime between 8am and 5pm

• The cleaning company has their own door code to enter the property when guests are not inside

• After cleaning, we recommend waiting about 30 minutes before using the pool. After that it should be ok

• They will always knock and announce themselves when they show up

[BEAR ACTIVITY]

• Keep vehicle doors locked

• Do not leave food in vehicles

• Host not responsible for wildlife interactions

[STARTER PACK PROVIDED]

• Bugs, bees, scorpions, millipedes, lady bugs and all sorts of critters are normal in the mountains.

We have the cabin on a strict pest control schedule but it's impossible to eliminate all bugs

• March through August is Carpenter Bee season. You may see dozens of them boring into the side of the cabin. Don't panic, you're staying in a log cabin in the woods after all!

[RENTAL AGREEMENT]

• Must be signed after booking

• Failure to sign cancels reservation

[EASY PAYMENT PLAN]

• 50% due at booking

• Remaining balance due 35 days before arrival

[DAMAGE DEPOSIT HOLD]

• $500.00 hold placed 2 days before check-in

• Released 2 days after checkout

• Failed holds must be resolved within 1 day

[CANCELLATION POLICY]

• Our cancellation policy is as follows:

One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued.

• All refunds will be subject to a 6% processing fee

[NOTE]

• Our water filtration system runs a daily regeneration cycle at 5:45 AM. During this time, you may notice low water pressure for about 45 minutes. The system is located downstairs in the utility room and can be quite loud—it may sound like a burst pipe. We run this cycle early in the morning to avoid disrupting water use during the day.

We are David and Denise, founders of 865Vacations. We are committed to providing you with the best accommodations during your stay. David’s story began in Nairobi, Kenya, where he grew up before moving to Knoxville, Tennessee as a teenager. After earning his Mechanical Engineering degree from the University of Tennessee, he launched a successful career with a Japanese automotive manufacturer, eventually rising into senior management and traveling frequently to Japan. Years later, David left the corporate world to pursue his passion for real estate investing, seeking more time with family and a chance to build something meaningful. Denise, born and raised in Knoxville, has an extensive background in dance choreography, physical therapy, personal training & fitness — which shows in her energy, and passion for helping others. Recognizing the gap in reliable, investor-focused property management, David founded a company tailored to help busy investors professionally manage their vacation rental cabins. What started as a single investment quickly grew into a thriving property management company serving investors across the Smoky Mountains. Under his leadership, the company has grown from a single property to over 40 cabins in less than three years, offering full-service management that includes marketing, maintenance, guest communication, and owner support — all with no startup or onboarding costs. Beyond business, David and Denise love traveling and making memories with their family across Tennessee, Texas, and Kenya. David is a lifelong soccer fan who fulfilled his dream of attending the 2022 FIFA World Cup in Qatar, while Denise has enjoyed more than a dozen cruises. Together, they’re already planning the next adventure — the next World Cup and a long-awaited return to Japan, this time for leisure.
